We offer a global service and have the Dubai International Property Consultant license to sell properties in Dubai. We are aware that in all countries, selling & buying properties works differently in the USA. In the UK you need to register with different agents to see different homes. Here in Florida you just need us for buying and selling and we will do everything for you. We have access to all the properties on the Multiple Listing Service. We also have partners that work from our office, who can help with Title, Mortgage, Property Management, Insurance, and Home Security System.
Some other differences in the USA are that a buyer will need to put an earnest money deposit down with your offer on a house. A seller is understandably suspicious of a written offer not accompanied by a cash deposit to show good faith. A realtor’s brokerage or an attorney usually holds the deposit.
Homebuyers almost always have closing costs to pay (with a few exceptions). But the seller has certain costs to pay as well. Sellers are usually responsible for the real estate agent's commission (if applicable), title transfer fees, prorated taxes, and utilities.
When buying new construction, many buyers believe it's a good idea to not have a real estate agent and to work only with the builder’s representative. The thought process behind this is that it can save the buyer money, which is absolutely false. Builders view commissions to real estate agents as part of their cost of doing business, so not having a real estate agent working for you, simply means the homebuilder makes more profit. Builders will not credit buyers the commission they would otherwise pay to a Realtor. Therefore, there is no downside and no cost to you to have an agent represent you.
